Short answer: Digital marketing for real estate in India works best as a project-by-project system: a fast, RERA-compliant landing page for each project, Google Search Ads for people actively looking, Meta Ads to reach likely buyers who are not searching yet, and a sales process that qualifies and calls every lead quickly. Lead volume is easy to buy in this category; qualified site visits are what you should measure.
Real estate is one of the most competitive ad categories in India, and one of the easiest to waste money in. I have run Meta and Google lead-generation campaigns for real estate clients, and the lesson that repeats is simple: the builders and brokers who win are the ones who treat marketing and sales follow-up as one process. This guide covers the channels, compliance points, lead qualification and the numbers to track.
Start with compliance: RERA in your ads
Under Section 11(2) of the Real Estate (Regulation and Development) Act, 2016, a promoter’s advertisement or prospectus must prominently mention the website address of the relevant RERA authority and the project’s registration number. Several state authorities have issued further directions on how this should appear. Build it into every landing page and creative from day one, rather than fixing it after a complaint.
Also avoid claims you cannot support, such as guaranteed returns or “lowest price” statements, and make sure images show the actual project or are clearly labelled as artist’s impressions.
Build one landing page per project
Sending ad traffic to a builder’s home page wastes money. Each project needs its own page with:
- Project name, location, configuration and price range (or “starting from”) above the fold.
- RERA registration number and authority website.
- Floor plans, real site photos or construction updates, amenities and a location map.
- Click-to-call, WhatsApp and a short enquiry form with one qualifying question such as budget or preferred configuration.
- A clear next step: book a site visit.
Keep the page fast on mobile. Heavy image galleries and 3D tours are useful further down the page, not as the first thing that loads. See why websites fail to generate leads for the full checklist.
Google Search Ads: capture active buyers
People searching for “2 BHK in Noida Extension” or a specific project name are the warmest audience you can buy. Structure campaigns by project and by location, bid on your own project and brand names, and add negative keywords such as “rent”, “PG”, “jobs” and “resale” if they do not apply. Real estate clicks are expensive, so the landing page and follow-up must justify them. Our Google Ads cost guide explains how to set a budget from what a lead is worth.
If you target NRI buyers in the United States or Canada, note that Google’s housing policy in those countries restricts targeting by age, gender, parental status, marital status and postal code.
Meta Ads: reach buyers before they search
Meta works well for launches, price-led offers and projects with strong visuals. Lead forms bring volume quickly, but also many casual enquiries. To improve quality:
- Use the higher-intent form type, which adds a review step before submission.
- Add qualifying questions on budget, timeline and configuration.
- Use video walkthroughs of the actual site or sample flat.
- Retarget landing page visitors and video viewers with site-visit offers.

Local SEO and your Google Business Profile
Buyers search for builders and project sites on Google Maps. Keep a Business Profile for each real sales office or site office that meets customers, with accurate hours, photos and genuine reviews. Do not create profiles for addresses where you do not actually meet customers; that breaks Google’s guidelines. Our Business Profile guide covers multi-location set-ups, and our branding and local SEO service can handle it for you.
SEO for developers and brokers
Paid ads stop when budgets stop. Organic pages for each project, each micro-market you genuinely serve and common buyer questions build a lower-cost lead source over time. Useful content includes locality guides written from real knowledge, possession and construction updates, and clear explanations of payment plans.
Lead qualification and follow-up
This is where most real estate marketing budgets are won or lost.
- Call within minutes, not hours. Buyers enquire on several projects at once.
- Use a simple lead status system: new, contacted, qualified, site visit booked, visited, negotiating, booked, lost.
- Record the source of every lead so you can compare channels.
- Feed results back to Google and Meta where possible, such as importing qualified leads or site visits as offline conversions, so the platforms optimise for quality rather than form fills.
The numbers to track
| Metric | Why it matters |
|---|---|
| Cost per lead | Useful for spotting problems, but misleading on its own |
| Cost per qualified lead | Leads that match budget, location and timeline |
| Cost per site visit | The most reliable early indicator of campaign quality |
| Cost per booking | The real measure, available after the sales cycle |
| Lead response time | A process metric that directly affects every number above |
Keep lead data compliant
Property enquiries include personal details and financial intent. India’s Digital Personal Data Protection Act, 2023 and the DPDP Rules notified in November 2025 require clear notice and consent for the purpose data is collected for. Do not share or sell enquiry data to other brokers, and keep an up-to-date privacy policy linked from every form.

Frequently asked questions
Which is better for real estate leads, Google Ads or Facebook Ads?
Google Search usually brings fewer but warmer leads from active buyers; Meta brings more volume at a lower cost per lead but needs stronger qualification. Most projects benefit from both.
Is the RERA number mandatory in real estate ads?
Section 11(2) of RERA requires promoters’ advertisements to prominently mention the authority’s website address and the registration number. Check your state authority’s directions for format requirements.
How do I improve the quality of real estate leads?
Add qualifying questions, use higher-intent forms, target by project and location, and call every lead within minutes.
Should each project have its own website?
Each project needs its own dedicated landing page. That can sit on your main website, which also helps build your brand’s organic visibility.
What should a real estate marketing report show?
Spend, leads, qualified leads, site visits and bookings by channel and by project, plus lead response times.
